Use this guide to track properties, organise them into watchlists, and stay informed of key market changes using PropTrack data.
What is property watchlist?
Property Watchlist is a feature in Mercury Nexus that allows you to monitor properties relevant to your clients.
You can group properties into separate watchlists, track changes such as a property being listed For Rent or For Sale and receive alerts to prompt client conversations.
Accessing property watchlist
Open Property Watchlist within Mercury Nexus to view and manage your tracked properties.
What you’ll see:
A list of your watchlists
A property table showing all tracked properties
Actions such as Add/Import Properties and watchlist management options
Important: Watchlists are private and cannot be shared with other brokers.
Understanding the watchlist table
Each watchlist displays properties in a table with key details to support your follow-up activity.
You will see:
Property address
Linked opportunity (if the property is from a settled opportunity).
Date the property was added
Property type icon
Property types include:
Settled – automatically added from settled loans
Create, rename, and delete watchlists
Create a watchlist
Select Create watchlist
Enter a name (for example, “Hot Leads” or “Refinance Opportunities”)
Save
Rename a watchlist
Open the watchlist
Select edit or rename
Save changes
Delete a watchlist
Select delete
Confirm the action
Important: Deleting a watchlist permanently removes it and all associated properties from your view. This cannot be undone.
Add a property to a watchlist

Select Add/Import Properties
Search for an address
Choose the correct result
Confirm to add it to the active watchlist
After adding, the property appears in the table.
Upload a list of properties
When you click Add/Import Properties you can also upload an excel file (xls / xlsx) of properties from Mercury or RP Data.
Once uploaded, Property Watchlist will process the file and provide a message for how many properties were successfully added to the selected Watchlist.
All properties added to the watchlist to automatically be setup for the alerts set for that Watchlist.
Important: If you add another file to a watchlist that has already had a file uploaded, the new file will replace the previously uploaded properties.
Remove a property from a watchlist
Click the delete button on the Property row you want to delete.
Important: Removing a property does not delete the related opportunity or contact.
Include settled properties
The default watchlist can automatically include properties linked to your settled loans.
What happens when enabled
Existing settled properties are added (backfilled)
New properties are added as loans settle
What happens when disabled
Previously added settled properties are removed from the watchlist.
This helps you monitor your client portfolio without manual entry.
Daily summary email alerts
You can set up daily alerts for your watchlists. Turn on notifications for:
For Sale – Turn this on to receive an alert if properties on your watchlist were listed For Sale in the previous day. You will also be alerted when the property is updated to Sold
For Rent - Turn this on to receive an alert if properties on your watchlist were listed For Rent in the previous day. You will also be alerted when the property is updated to Rented
You can select one or both for alerts on every watchlist.
Properties are grouped by watchlist to help you prioritise follow-up.
Tip: Use alerts to identify refinance or re-engagement opportunities.
View property details in funding position
Property details in the Funding Position now use PropTrack data.

Data replaces the previous Cotality experience
How it works
Mercury manages your watchlists and tracked properties.
Each day:
Watched properties are securely synced with PropTrack
Mercury proceses updated overnight
Mercury sends a summary email if activity is detected
This process runs automatically in the background.
