Managing fixed rate expiry reports in Mercury Nexus

Learn how to use the Fixed Rate dashboards in the Analytics app to identify expiring loans and trigger proactive client engagement.

Proactively managing fixed rate expiries helps you retain clients, protect your trail book and generate new opportunities.

Mercury Nexus includes dedicated dashboards in the Analytics app to help you track upcoming expiries and identify missing data.

Upcoming fixed rate loans for review

This dashboard provides an overview of clients whose fixed rates will expire within the next 12 months.

It allows you to prioritise outreach and review conversations.

The dashboard displays:

  • Total balance of home loans with upcoming fixed rate expiries (top right corner)

  • Number of opportunities broken down month-by-month

  • Fixed rate expiries by lender

  • A detailed table of Opportunity records including:

    • Current loan balance

    • Expiry date

    • Key loan details

Filter the dashboard

You can refine the data by:

  • Clicking directly on graphs (e.g. by month or lender)

  • Using the filters at the top of the dashboard

Available filters include:

  • Date range

  • Loan writer

  • Lender

  • Status

  • Rate type

Fixed rate products with no expiry date

This dashboard highlights Opportunity records where:

  • A fixed rate product is recorded

  • No expiry date has been entered

This allows you to quickly identify incomplete records and update them without manually reviewing each file.

Why recording fixed rate expiry dates matters

Recording the expiry date is best practice and supports proactive client engagement.

Benefits include:

  • Contacting clients before their rate expires

  • Preventing refinancing to competitors

  • Protecting and growing your trail book

Important
If the fixed rate expiry date is not recorded in the Opportunity, it will not appear in expiry reporting or trigger automated follow-ups.

You can configure automated tasks to trigger as the fixed rate expiry approaches.

Use Digital Marketing Hub automations

If you have a Digital Marketing Hub (DMH) account, you can:

  • Create an automation

  • Send an email to clients 30 days before their fixed rate expires

This ensures you never miss an opportunity to reconnect.
